How do I apply for a rental property?
To apply for a rental property, you can apply online. Please complete our rental application and submit the required documentation, including identification and proof of income. We review applications using consistent screening criteria.
What does the tenant screening process include?
Our screening process typically includes credit review, background screening, income verification, employment confirmation and rental history checks. This process helps ensure a safe and respectful living environment for all residents.
Note that we evaluate all applicants fairly and in compliance with Virginia fair housing laws.
How much is the security deposit and how is it handled?
Security deposit amounts vary by property. Your lease will disclose the exact amount, but in Virginia, your deposit will not be more than two months’ rent.
After move-out, deposits (or the remaining balance) are returned within 45 days. If deductions are made, we provide a written, itemized list of charges within that same 45-day period, so you know exactly where your deposit is going.
What can be deducted from my security deposit?
Unpaid rent and late fees, damages beyond normal wear and tear and unpaid utilities can all be deducted from your security deposit.
Normal wear and tear, like light scuffs or minor marks on walls, small nail holes, faded paint, worn carpet, minor scratches and gently worn window coverings, cannot be deducted from the security deposit.
When is rent due and how do I pay it?
Rent is due on the date specified in your lease agreement. Payments are made through your secure online tenant portal. This allows you to pay rent conveniently from anywhere, at any time.
You can also set up automated reminders, so you never miss a due date. Paying rent on time avoids late fees.
What happens if rent is paid late?
We apply late fees to rent that isn’t paid on time. If you anticipate difficulty paying on time, please reach out at your earliest convenience. Early communication is important to determine next steps and find an agreement.
How do I submit maintenance requests?
All maintenance requests, except emergencies, should be submitted through the online tenant portal. This allows us to properly document the issue, assign it to qualified vendors and track all progress.
For emergencies, please call our emergency contact line immediately. We prioritize all emergency maintenance requests to protect your safety and prevent further property damage.
What is considered an emergency maintenance issue?
Emergency maintenance issues include situations that pose immediate risk, such as major water leaks, electrical hazards, or lack of heat during cold weather. We handle urgent issues immediately.
Are pets allowed in the property?
Pet policies vary; every property is different. When pets are allowed, additional screening, deposits, fees and lease terms may apply. This helps manage risk while ensuring the property remains well maintained and tenants remain happy.
Can I have roommates or additional occupants?
Yes, you can have roommates or additional occupants, but you must have written approval from Hometown Holdings, LLC. The additional occupants must be added to the lease agreement. Any unauthorized occupants living in the unit represents a violation of the lease and may lead to fees, lease termination or other consequences. It is mandatory to request approval before anyone moves in.
How do lease renewals work?
We will contact you 30-60 days before your current lease ends to discuss whether you’d like to renew. We’ll also review any changes in rent or lease terms. Adjustments are based on current market conditions and property performance.
If you agree to renew your lease, we prepare a renewal agreement for signing so your tenancy can continue smoothly!
Can I end my lease early?
You may be able to end your lease early, but it requires written notice and approval from Hometown Holdings, LLC, and fees often apply.
Unless your lease includes a specific early termination clause, you remain responsible for paying rent until the lease ends or until we find a qualified tenant to replace you. Exceptions may apply for active military duty, domestic violence protections or certain health issues.
Contact us to discuss your situation and learn about your options for ending your lease responsibly.
How much notice do you give before entering the property?
Unless it’s an emergency, 72 hours notice has to be given, unless a tenant submits a maintenance request. If the tenant submits a maintenance request we reach out within a 24 hour period to enter. For inspections or other, a 72 hour notice would be given.
How does the move-out process work?
When your lease ends, if you choose not to renew, you should remove all personal belongings, clean thoroughly and return keys or access devices.
We also schedule a move-out inspection to document the property’s condition. Any damages beyond normal wear and tear may be deducted from your security deposit. We return your security deposit within 45 days along with an itemized statement, if applicable.
Vacate notices must be given per the terms or your current lease. Please refer to your lease for these terms (usually 30 or 60 full days notice is required that ends on the last day of a month).
There is no proration of rent on the last month.
How do you handle tenant disputes or complaints?
Should tenant issues arise, we address them professionally and promptly. We follow Virginia law and your lease terms to resolve issues fairly and maintain a safe and respectful living environment.
How do you communicate important updates?
You will receive all important notices and updates through the tenant portal and/or by email. Checking your tenant portal and your email frequently will ensure you receive all required communications in a timely manner.
